Not every “Short Sale” is insured the same way.  If the purchase is done with fresh financing, a “traditional” insurance solution can be provided with a Landlord policy.  If the purchase is being done with less conventional solutions, the Subject To policy is a better solution.  If the Short Sale Realtor or “Facilitator” is coordinating an outright sale, Georgia Home Insurance or Georgia Condo Insurance my be the correct solution.  We will work hard for your referral.

 

The Subject to Insurance policy can either be a homeowner policy, Condo policy, or a Landlord Policy.   The subject-to policy provides coverage for a multitude of “perils”.

 

The main perils the policy does not inherently provide coverage for:

· Does not include Flood (Georgia Flood Insurance)

· Does not include Earth Quake

· Does not include Termite or Pest infestation

 

Each policy is quoted with “vandalism” and “burglary & theft”…  With the economy the way it is today, theft of air conditioning compressors are on the rise. 

 

Do let us know up-front if the home is in a subdivision with a mandated Homeowner Association.  There is a special coverage to protect you from the Homeowner Association that could add as much as $15.00 per year to the policy.

 

Loss of Use  or  Loss of Rent is included in the policy for a term of 12 months… This coverage does not have a limit.

 

Endorsing an Additional Insured is not a problem and we often times add the property management company to the policy .
